The Four Things That Actually Determine Whether Your Cottage Can Support Ductless

Anyone can quote a mini split off a floor plan. These are the four site conditions that decide whether the install goes smoothly or turns into a bigger project — and they're what we're looking at during the site visit.

  1. Your electrical panel

Every outdoor unit needs its own dedicated 240V circuit. Plenty of Muskoka cottages are still on a 60- or 100-amp service that's already carrying a well pump, a water heater, a range and baseboard heat. Adding a mini split — especially a multi-zone system — can require a load calculation and sometimes a service upgrade.

This is the number one reason a mini split quote comes in higher than a homeowner expected. We check it first, not last.

  1. Line set distance

The refrigerant lines connecting the outdoor unit to each indoor head have manufacturer limits on both total length and vertical rise. On a long, narrow lakeside cottage, or where the only sensible spot for the outdoor unit is well away from the bedrooms, that distance drives the system layout — and sometimes means two smaller outdoor units instead of one large one.

  1. Where the outdoor unit can actually sit

Muskoka lots are rock, slope and root. Standard ground pads often aren't an option. We use wall brackets, adjustable stands, or engineered pads depending on the site.

If you're installing a heat pump you'll be running it in winter, which means the unit has to sit high enough to stay clear of snow accumulation and drain properly through defrost cycles — a detail that gets missed on cooling-only installs and causes problems the first cold season.

  1. Noise, and where you put the heads

On a quiet lake, sound carries. Indoor heads are genuinely quiet — quieter than a refrigerator on low settings. The outdoor unit is the one to think about. We'll place it away from bedroom windows, decks, and — worth saying out loud — your neighbour's dock.

Seasonal and Boat-Access Properties

Boat-access and island properties. Equipment, tools and crew all arrive by barge. It's routine for us, but it changes the timeline and it needs to be planned, not improvised. Tell us at the quote stage.

The July–August window. Nobody wants a crew in the cottage during the two weeks the family is actually there. Ductless Repair and Maintenance

Filters need cleaning through the cooling season, and coils and drains want a professional service once a year. Mini splits are reliable, but they're not maintenance-free, and neglected condensate drains cause more indoor damage than any other ductless fault.

Frequently Asked Questions

Do mini splits work in Ontario winters? Cold-climate models do. They're engineered to produce useful heat well below freezing. Standard mini splits are not designed for Ontario winters and shouldn't be relied on as a primary heat source. If winter heating matters to you, it's the cold-climate rating you need to ask about — not just the brand.

Does a mini split qualify for the HRSP rebate? Only heat pump models on the program's eligible product list. A cooling-only mini split does not qualify. This is why we ask about your heating plans before quoting — the rebate can change which system makes financial sense.

How many indoor heads do I need? Fewer than most people assume. A single well-placed head often handles an open main floor. Bedrooms behind closed doors generally need their own. We size it from a walkthrough, not a formula — layout, ceiling height, window exposure and how you actually use the space all matter more than square footage alone.

Can a mini split be installed in a cottage with old wiring? Usually, but it may require electrical work first.
